Before the tenancy
- Right to Rent check done for every adult
- Affordability check done fairly (no blanket refusal of benefits or children)
- Rent stated in the advert; no offers accepted above it
- Written tenancy agreement prepared (periodic tenancy)
- No rent taken before the agreement is signed; no more than one month in advance
Documents for the tenant
- Gas safety certificate (if there is gas)
- Electrical Installation Condition Report (EICR)
- Energy Performance Certificate (rating E or above)
- Deposit protection scheme details and prescribed information (within 30 days)
- Copy of the inventory
On the day
- Smoke alarm on every storey tested
- Carbon monoxide alarms tested
- Meter readings taken
- Keys handed over and recorded
- Tenant reminded to report the new address and rent to Universal Credit or the council
