These Terms of Service ("Terms") govern your access to and use of SocialRooms at https://www.socialrooms.co.uk. By registering for an account or using the Platform, you agree to these Terms. Please read them with our Privacy Policy.

1. About SocialRooms

SocialRooms is a marketplace for social housing rooms and homes in the United Kingdom. We provide a platform for:

We are a marketplace only. We do not act as a housing provider, landlord, agent, guarantor, local authority, care provider or legal adviser. We do not guarantee that any listing or enquiry will result in a tenancy, licence or agreement.

2. Accounts

You must provide accurate information, keep your password confidential, and only use the role that matches how you use the Platform. We may suspend accounts that are inaccurate, abusive or used to scrape or republish listings.

3. Listings

Active landlord listings are searchable by tenants. You are responsible for the accuracy of rooms and properties you post. Do not submit content that is unlawful, misleading, or that includes personal data you are not entitled to share.

4. Enquiries

Messages sent through the Platform are for arranging viewings and discussing a possible let. An enquiry is not a tenancy. You must complete your own due diligence, referencing, safeguarding and legal checks.

5. Fees

Tenant accounts are free. Landlord listings are currently free. We may introduce or update fees with notice on the Pricing page.

6. Liability

The Platform is provided as-is. To the fullest extent permitted by law, we are not liable for failed lets, listing inaccuracies, or agreements made between users. Nothing in these Terms limits liability for death or personal injury caused by negligence, or for fraud.
