Listing supported or exempt accommodation

For RSLs, charities, councils, housing providers and managing agents: how to list supported housing where rent is paid through Housing Benefit and the tenant pays a service charge.

Updated 1 Oct 2026

New to exempt accommodation? Start with exempt and transitional housing explained, which covers who can provide it, Housing Benefit and the coming licensing rules.

Price it as a weekly service charge

When you add a listing, choose per week for the price. SocialRooms then shows it as a service charge, not rent, and explains to tenants that the rent is paid from their benefit through a housing association.

What to include in the description

  • Exactly what the service charge covers (utilities, Wi-Fi, furniture, cleaning of shared areas).
  • The support available and who it is for.
  • How referrals work, and whether you accept self-referrals as well as referrals from caseworkers.
  • The type of agreement (tenancy or licence).

Set up your account

  • Add your organisation's name on your profile.
  • Ask us to verify your organisation for the Verified landlord badge.
  • Make sure your accepted benefits are set correctly on every listing.
